What a real estate agent's website must show in West Virginia

West Virginia's advertising rule, §174-1-17, requires every advertisement of property or services to include the company name, the name of the responsible broker with the term "Broker", the physical address of a licensed office and a phone number. The company name, the broker's name and "Broker" must be at least half the size of any agent's or team's name. Online, all of this must appear on the home page or first screen a viewer sees, and on social media it must be no more than two clicks away.

  • §174-1-17 does not require a license number; it requires the company and broker details, the office address and a phone number. W. Va. Code R. §174-1-17

How SiteCurb handles this

Every SiteCurb site has a broker-disclosure footer on every page, listings included: your name, your brokerage and your license number, plus a disclosure field for the text and links your state requires (Texas agents get a one-click helper for the two TREC links). Fill it in once and it is on every page.

How many agents this applies to

562 real estate agents were working in West Virginia when we last counted, across 6 brokerage offices. That is agents with a live profile on a brokerage's own site, not everyone holding a licence, so it is the population these rules actually bind day to day. The West Virginia brokerage directory breaks it down office by office. Counted 2026-10-07.

What has to be on my website in West Virginia?

On the home page or first screen: your company name, your responsible broker's name with "Broker", the licensed office's physical address and a phone number, with the company and broker names at least half the size of your name. Label yourself "Salesperson" or "Associate Broker". On SiteCurb the broker-disclosure footer carries the brokerage on every page; add the broker's name, "Broker", the office address and phone in the disclosure field, and make sure they show on your home page's first screen.

What about Facebook and Instagram?

The same information must be reachable with no more than two clicks, for example through your profile's About section or a link to your website.

Can my team list an unlicensed assistant?

Yes, but the ad must mark them "Non-Licensed", and it must name at least one licensed team member with their license type.
