What a real estate agent's website must show in Mississippi

Mississippi's advertising rule, 1601-3.3, covers email, texts, blogs, social media and internet displays by name. All advertising must prominently display the name of the principal broker or brokerage firm, conspicuous and easily identifiable, in print the same size as or larger than any agent's or team's name, with the agent's or team's name placed near it. Every ad must also include the principal broker's or firm's telephone number and indicate that the advertiser is licensed in real estate.

Does a website count as advertising in Mississippi?

  • Yes, by name. Advertisement covers oral, written, visual, printed and electronic media, including email, text messaging, public blogs, social media and networking websites, and internet displays. 30 Miss. Code R. 1601-3.3

“electronic media to include e-mails, text messaging, public blogs, social media-networking websites, and/or internet displays”

What every advertisement must show

  • The name of the principal broker or the brokerage firm, prominently displayed so it is conspicuous, discernible and easily identifiable by the public. 30 Miss. Code R. 1601-3.3

“must prominently display the name of the Principal Broker or the name of the Brokerage Firm in such a manner that it is conspicuous, discernible and easily identifiable by a member of the public”
  • The broker or firm name in the same size or larger print than the name of any licensee, team member or team, and the agent's or team's name placed near the firm's name. 30 Miss. Code R. 1601-3.3

“The Broker or the Brokerage Firm must be identified by using the same size or larger print as that of a Licensee a Team Member or a Team in all advertising.”
  • The telephone number of the principal broker or brokerage firm, in all advertising. 30 Miss. Code R. 1601-3.3

“All advertising must include the telephone number of the Principal Broker or the Brokerage Firm.”
  • An indication that the advertiser is licensed in real estate, whether on active or inactive status. 30 Miss. Code R. 1601-3.3

Websites specifically

  • There is no separate website rule; internet displays and social media are advertising like any other, so each carries the firm name (no smaller than yours), the firm's phone number and your licensed status. 30 Miss. Code R. 1601-3.3

Team names

  • A team is two or more active licensees under the same principal broker, organized with the broker's written approval and working from the same office. The principal broker registers each team with the Commission, listing the team name, team leader, members and any unlicensed staff, and files changes within ten working days. 30 Miss. Code R. 1601-3.5

  • A team name may be used in advertising with the written approval of the principal broker and the team leader. It must sit near the brokerage's name, in the same size or smaller print, with the brokerage's name and phone number prominent. 30 Miss. Code R. 1601-3.5

“The name of the Team must be situated near the name of the Brokerage Firm and shall be identified with the same sized or smaller print as that of the Brokerage.”
  • Team names must not include "real estate brokerage", "realty", "real estate" or "company", and team advertising should not suggest an independent brokerage. Everyone named in a team ad must be an active licensee sponsored by the principal broker. 30 Miss. Code R. 1601-3.5

What gets agents in trouble

  • Advertising or putting a sign on property without written authorization from all owners (or someone with full authority to convey it). 30 Miss. Code R. 1601-3.3

  • Advertising in a way that suggests a private party, or ads showing only a post office box, phone number, email address or street address. 30 Miss. Code R. 1601-3.3

  • Advertising under any name other than the one the broker's license was issued in, without first obtaining the matching partnership, trade name or company license. 30 Miss. Code R. 1601-3.3

Worth knowing

  • Advertising your own property that isn't listed with a broker must say you are licensed, in every form of advertising, the for-sale sign included. 30 Miss. Code R. 1601-3.3

  • Rule 1601-3.3 does not require a license number; it requires the broker's or firm's name and phone number and your licensed status. 30 Miss. Code R. 1601-3.3

How SiteCurb handles this

Every SiteCurb site has a broker-disclosure footer on every page, listings included: your name, your brokerage and your license number, plus a disclosure field for the text and links your state requires (Texas agents get a one-click helper for the two TREC links). Fill it in once and it is on every page.

How many agents this applies to

313 real estate agents were working in Mississippi when we last counted, across 4 brokerage offices. That is agents with a live profile on a brokerage's own site, not everyone holding a licence, so it is the population these rules actually bind day to day. The Mississippi brokerage directory breaks it down office by office. Counted 2026-10-07.

This page paraphrases the rules; the rules themselves are what bind you. Each was read on the date shown. If the MREC changes a rule, the page will lag until it is read again.

Not legal advice. When a rule and this page disagree, the rule wins; when in doubt, ask your broker or the MREC.

Questions people ask

What has to be on my website in Mississippi?

Your principal broker's or brokerage firm's name, prominent and at least as large as your own name or your team's name and placed near it, the firm's telephone number, and an indication that you're a real estate licensee. On SiteCurb the broker-disclosure footer carries the brokerage on every page; add the firm's phone number in the disclosure field and keep your header name no larger than the firm's.

Yes. Your principal broker registers each team with the Commission, and the team needs a team leader who is a broker associate with at least a year's experience.

Can my team name be bigger than the brokerage name?

No. The team name must be the same size or smaller than the brokerage name, and placed near it.
