What a real estate agent's website must show in Nebraska
Nebraska's advertising rule, 299 NAC ch. 2 §003 (amended May 2024), covers advertising by any means of communication. All advertising must prominently display the name the broker does business under, as recorded with the Commission, conspicuous and easily identifiable. Whenever an agent's or team's name appears, the broker's name must be adjacent to it and similar or greater in size and visibility. Team names must include "team" or "group" and may not use words like "Realtors", "Company" or "LLC".

Does a website count as advertising in Nebraska?
Yes. Advertising covers every form of identification, representation, promotion and solicitation to the public, by any means of communication, for licensed real estate activity. 299 Neb. Admin. Code ch. 2, §003
“Advertising shall include all forms of identification, representation, promotion, and solicitation disseminated in any manner and by any means of communication to the public for any purpose related to licensed real estate activity.”
What every advertisement must show
The name the broker does business under, as recorded with the Commission, prominently, so it is conspicuous, discernible and easily identifiable. All advertising is under the broker's direct supervision. 299 Neb. Admin. Code ch. 2, §003
“prominently display the name the broker is conducting business as recorded with the Commission in a way that is conspicuous, discernible, and easily identifiable by the public”
Where your name appears as an associate broker or salesperson, the broker's business name adjacent to it, similar or greater in size and visibility. 299 Neb. Admin. Code ch. 2, §003
“prominently display the name which the broker supervising the affiliated salesperson or associate broker conducts business under as recorded with the Commission adjacent to affiliated licensee's name and similar or greater in size and visibility than the affiliated licensee's name”
A sole-proprietor broker without a trade name advertises in their recorded name with "Broker" or "Real Estate Broker"; franchisees show their recorded business name with the franchise name. 299 Neb. Admin. Code ch. 2, §003
Websites specifically
There is no separate website rule; a website is advertising "by any means of communication", so wherever your name appears, the broker's recorded business name sits next to it at similar or greater size and visibility. 299 Neb. Admin. Code ch. 2, §003
Team names
Team advertising always includes the team name as recorded with the team's designated broker, with the supervising broker's business name adjacent to it and similar or greater in size and visibility. 299 Neb. Admin. Code ch. 2, §003
Team names must include "team" or "group", and may not include "Realtors", "Company", "Corporation", "Corp.", "Inc.", "LLC", "LP", "LLP" or similar words suggesting a separate brokerage. "Real estate" or "realty" is allowed only if immediately followed by "team" or "group". 299 Neb. Admin. Code ch. 2, §003
“Real estate team names may include the words "real estate" or "realty" only if such terms are immediately followed by the word "team" or "group"”
What gets agents in trouble
Advertising in a way that suggests the offer is from a private party, or ads showing only a post office box, phone number or street address. 299 Neb. Admin. Code ch. 2, §004
Advertising property under your own name unless you own it; when you do, the ad must disclose that you are a licensee acting as a principal. 299 Neb. Admin. Code ch. 2, §005
Advertising that breaks §§003 to 006 is treated as misleading or inaccurate advertising under the License Act. 299 Neb. Admin. Code ch. 2, §003
Worth knowing
"Co.", "Inc." and similar may be left out of the business name in ads if that won't deceive or confuse the public. 299 Neb. Admin. Code ch. 2, §003
The rules do not require a license number; they require the broker's recorded business name, adjacent to your name and at least as visible. 299 Neb. Admin. Code ch. 2, §003
Every SiteCurb site has a broker-disclosure footer on every page, listings included: your name, your brokerage and your license number, plus a disclosure field for the text and links your state requires (Texas agents get a one-click helper for the two TREC links). Fill it in once and it is on every page.
How many agents this applies to
1,345 real estate agents were working in Nebraska when we last counted, across 7 brokerage offices. That is agents with a live profile on a brokerage's own site, not everyone holding a licence, so it is the population these rules actually bind day to day. The Nebraska brokerage directory breaks it down office by office. Counted 2026-10-07.

Questions people ask
What has to be on my website in Nebraska?
Your broker's business name as recorded with the Commission, prominent, next to your name (or your team's name) and similar or greater in size and visibility. On SiteCurb the broker-disclosure footer carries the brokerage on every page; if your name leads the header, put the brokerage name beside it at the same size.
Can my team be "Smith Realty Group"?
Yes, as long as "Realty" is immediately followed by "team" or "group", as it is here. Team names can't include "Realtors", "Company", "LLC", "Inc." or similar, and must include "team" or "group".
Do I need my license number in ads?
Not under the Commission's advertising rule; it requires the broker's recorded business name.
