What a real estate agent's website must show in Tennessee
Tennessee's advertising rule, 1260-02-.12, names websites, email signatures and social media as advertising. Every ad must show the firm name and the firm telephone number on file with the Commission, with the firm name in letters at least as large as any agent's or team's name. Each page of a website must carry the firm name and number conspicuously, and on social media they must be no more than one click away. Team names may not use words like "Realty", "Real Estate", "LLC" or "Associates".

Does a website count as advertising in Tennessee?

A web page linking to an unlicensed entity's website where that entity is doing, or appears to be doing, work that requires a license. Tenn. Comp. R. & Regs. 1260-02-.12

Worth knowing

With a franchise trade name, the ad must show your name, firm name and firm telephone number adjacent to any specific property advertised. Tenn. Comp. R. & Regs. 1260-02-.12
Rule 1260-02-.12 does not require a license number in advertising; it requires the firm name and the firm telephone number on file. Tenn. Comp. R. & Regs. 1260-02-.12
Every SiteCurb site has a broker-disclosure footer on every page, listings included: your name, your brokerage and your license number, plus a disclosure field for the text and links your state requires (Texas agents get a one-click helper for the two TREC links). Fill it in once and it is on every page.
How many agents this applies to
4,578 real estate agents were working in Tennessee when we last counted, across 32 brokerage offices. That is agents with a live profile on a brokerage's own site, not everyone holding a licence, so it is the population these rules actually bind day to day. The Tennessee brokerage directory breaks it down office by office. Counted 2026-10-07.

Questions people ask
What has to be on my website in Tennessee?
The firm name and the firm telephone number on file with the Commission, conspicuously, on each page, with the firm name at least as large as your name or your team's name. If the site shows IDX listings, each of those pages also needs a statement that some or all of the listings may not belong to your firm. On SiteCurb the broker-disclosure footer carries the firm on every page; put the firm number and the IDX statement in the disclosure field.
What about Instagram and Facebook?
The firm name and firm telephone number must be no more than one click from the viewable page, for example in your profile, and listing posts must be kept current and accurate.
Can my team be "The Smith Group Realty"?
No. Team names can't use terms like Realty, Real Estate, Company, LLC, Inc. or Associates that suggest a brokerage separate from the firm.
