What a real estate agent's website must show in Vermont

Vermont's advertising rule, Section 4.12 of the Real Estate Commission's rules, requires every real estate advertisement to conspicuously display the brokerage firm's registered name, as it appears on the firm's registration with the Office of Professional Regulation. That name must be the most prominent and largest identifier, larger than the agent's name, phone number, team name and web address. Advertising is defined to include the internet, email and electronic media.

Does a website count as advertising in Vermont?

  • Yes. Advertising is defined to include print ads of any type, the internet, email and electronic media, stationery, business cards and "For Sale" signs. Code Vt. R. 04-030-290, §4.12

“"Advertising" includes print ads of any type, internet, email, or electronic media, stationery, business cards, individual "For Sale" signs and other audio, visual or print depictions or notices of real estate offered for sale or brokerage services.”

What every advertisement must show

  • The brokerage firm's registered name, as on its registration issued by the Office of Professional Regulation, conspicuously displayed. Code Vt. R. 04-030-290, §4.12

  • That name as the most prominent and largest identifier in the ad, larger than your name, your phone number, your team name and your web address. Code Vt. R. 04-030-290, §4.12

“The brokerage firm's registered name shall be the most prominent and largest identifier. This means the brokerage firm's registered name shall be larger than items such as the agent's name, phone number, team name and web address.”

Websites specifically

  • There is no separate website rule; the internet and email are advertising, so a website shows the firm's registered name as its largest identifier, larger than your name and your web address. Code Vt. R. 04-030-290, §4.12

  • Ads for properties listed by another brokerage must also conspicuously show the listing firm's registered name and the listing agent's name. Code Vt. R. 04-030-290, §4.12

Team names

  • Vermont's rules have no team-name provision; the size rule covers teams: the firm's registered name must be larger than any team name in the ad. Code Vt. R. 04-030-290, §4.12

What gets agents in trouble

  • Any ad where your name, phone number, team name or web address is as large as, or larger than, the firm's registered name. Code Vt. R. 04-030-290, §4.12

  • Advertising another firm's listing without conspicuously showing that firm's registered name and the listing agent's name. Code Vt. R. 04-030-290, §4.12

Worth knowing

  • Marketing property you have an ownership interest in requires every ad to disclose that the owner is a Vermont licensee. For Sale signs must also meet state and municipal sign law (for example, no more than six square feet in total on one premises). Code Vt. R. 04-030-290, §4.12

  • Section 4.12 does not require a license number; it requires the firm's registered name as the largest identifier. Code Vt. R. 04-030-290, §4.12

How SiteCurb handles this

Every SiteCurb site has a broker-disclosure footer on every page, listings included: your name, your brokerage and your license number, plus a disclosure field for the text and links your state requires (Texas agents get a one-click helper for the two TREC links). Fill it in once and it is on every page.

How many agents this applies to

168 real estate agents were working in Vermont when we last counted, across 2 brokerage offices. That is agents with a live profile on a brokerage's own site, not everyone holding a licence, so it is the population these rules actually bind day to day. The Vermont brokerage directory breaks it down office by office. Counted 2026-10-07.

Your brokerage firm's registered name, conspicuous and larger than your own name, your phone number, any team name and your web address. No. The firm's registered name has to be larger than any team name in the ad.

Do I need my license number in ads?
