What a real estate agent's website must show in Delaware
Delaware's advertising rules, 24 DE Admin. Code 2900 §8.6, name email, texts, blogs, podcasts, social media and internet displays. An ad for property listed with a broker, and any ad promoting a licensee, must include the complete brokerage organization name registered with the Commission and its registered office phone number, displayed in greater size and visibility than the licensee's name. Online, those disclosures can be made by a link to a full disclosure, and must also give the city and state of the broker's main office and the broker's jurisdiction of licensure.

Does a website count as advertising in Delaware?
Yes, by name. Advertising includes electronic media "to include emails, text messaging, public blogs, podcasts, social media networking websites or internet displays". 24 DE Admin. Code 2900, 8.6
“electronic media to include emails, text messaging, public blogs, podcasts, social media networking websites or internet displays”
What every advertisement must show
On ads for property listed with a broker: the complete brokerage organization name registered with the Commission and the brokerage phone number registered for that office, prominently, in greater size and visibility than your name. 24 DE Admin. Code 2900, 8.6
“The advertisement shall prominently display the Brokerage Organization name and phone number in greater size and visibility than the Licensee’s name.”
On any ad for your personal promotion: the complete registered brokerage organization name and the registered office phone number. 24 DE Admin. Code 2900, 8.6
Every phone number in the ad identified, for example "Office", "Home", "Res." or "Cell". 24 DE Admin. Code 2900, 8.6
Websites specifically
In internet advertising, the brokerage name and phone disclosures may be made by a link to a full disclosure, and the disclosures must also include the city and state of the broker's main office and the broker's jurisdiction of licensure. 24 DE Admin. Code 2900, 8.6
“In the case of Internet electronic advertising, the disclosures required in subsection 8.6.5.3 shall be included and may be made by link to a full disclosure. In addition, the disclosures shall include the city and state in which the Broker's main office is located and the Broker's jurisdiction of licensure.”
Team names
A team is two or more licensees presenting themselves as one entity. The team name must include "team", "group" or "associates", and may not suggest a separate brokerage, for example with "Realty", "Real Estate" or "Realtors". 24 DE Admin. Code 2900, 8.5
“The word “team” or the word “group” or the word “associates” must be included in the Team name.”
Team advertising must prominently display the supervising broker's brokerage organization name adjacent to the team name, in greater size and visibility than the team name. 24 DE Admin. Code 2900, 8.6
Team members work under the same broker from the same office, and the broker is responsible for the team's advertising and keeps a current list of teams and members. 24 DE Admin. Code 2900, 8.5
What gets agents in trouble
Knowingly using, publishing or disseminating misrepresentations, or false, misleading, untrue or deceptive advertising. 24 DE Admin. Code 2900, 8.6
Advertising property you own (or have an interest in) without saying you are the owner and a real estate licensee (signs excepted). 24 DE Admin. Code 2900, 8.6
Advertising an offer to buy property without saying you are a real estate licensee. 24 DE Admin. Code 2900, 8.6
Worth knowing
The rules do not require a license number; they require the registered brokerage name and office phone number and, online, the broker's office location and licensing jurisdiction. 24 DE Admin. Code 2900, 8.6
Every SiteCurb site has a broker-disclosure footer on every page, listings included: your name, your brokerage and your license number, plus a disclosure field for the text and links your state requires (Texas agents get a one-click helper for the two TREC links). Fill it in once and it is on every page.
How many agents this applies to
975 real estate agents were working in Delaware when we last counted, across 10 brokerage offices. That is agents with a live profile on a brokerage's own site, not everyone holding a licence, so it is the population these rules actually bind day to day. The Delaware brokerage directory breaks it down office by office. Counted 2026-10-07.

Questions people ask
What has to be on my website in Delaware?
Your brokerage organization's complete registered name and its registered office phone number, larger and more visible than your own name, plus the city and state of the broker's main office and the broker's licensing jurisdiction (online, these can be behind a link to a full disclosure). On SiteCurb the broker-disclosure footer carries the brokerage on every page; add the office phone, office city and state and "Licensed in Delaware" in the disclosure field.
How do I name my team in Delaware?
Include "team", "group" or "associates", leave out terms like "Realty", "Real Estate" or "Realtors", and show the brokerage name next to the team name, larger and more visible.
Can I list my cell number?
Yes, alongside the brokerage's registered office number, and each number has to be labelled, for example "Office" and "Cell".
